Preparation is most of the job
The finish you notice a year later comes from the hour spent before the first coat. Here's the order we work in.
- 1Protect floors and cover or move nearby furnishings within the work area
- 2Fill small nail and anchor holes
- 3Sand rough spots and previous repairs
- 4Caulk gaps where it's appropriate for the surface
- 5Spot-prime repairs and stains where appropriate, once the source has been resolved
- 6Mask edges, fixtures and adjacent surfaces as needed
- 7Cut clean lines at ceilings, trim and corners
- 8Apply the agreed number of coats in the agreed finish
- 9Clean up and return the room to a usable condition
Honest expectations: filled and sanded repairs blend well but may remain slightly visible in strong side light, and painting involves some dust and paint odour while it cures. We'd rather tell you that now than after.

Walls that need repair first
Small holes and dings
Nail holes, anchor holes and small dents are routine and can usually be bundled into the painting scope without a separate visit.
Water-damaged areas
Painting over an active leak just hides it. The source needs to be fixed and the material dry before we paint, and stained areas often need priming first.
Larger drywall or ceiling damage
Big patches, sagging ceilings or anything that suggests a structural or ongoing moisture problem may need extra scope or a specialist before paint makes sense.
Old or unknown coatings
Glossy, oil-based, wallpapered or previously patched surfaces can need extra prep or a bonding primer. We'll flag it when we see it.

Choosing paint and finish
- Paint and standard painting materials are included in the written quote once the color, brand and finish are confirmed
- If you already own the exact paint you want used, mention it so the quote reflects that accurately
- Confirm the exact color, brand and finish before work starts — changing mid-job costs time
- Going dark to light, light to dark, or changing sheen can require extra coats and extra prep
- Flat hides imperfections; higher sheens are easier to wipe but show surface flaws more
What can change the price
Room and multi-room painting is scoped as a Custom Project Review rather than a flat rate — there is no honest per-room or per-square-foot number without seeing the walls. Smaller touch-up painting is a Fix List task priced individually from $160, added to whatever else is on the visit. Standard tasks are priced by the task, with a $149 minimum service visit.

- Do you paint whole houses?
- Our best fit is single rooms, accent walls, trim, doors and touch-up work. Larger multi-room projects are handled as a Custom Project Review, where we look at the full scope before quoting rather than applying a standard rate.
- Do you repair walls before painting?
- Small holes, dings and previous patches are part of normal prep. Larger drywall or ceiling damage may need additional scope, and anything that looks like an ongoing moisture problem needs the cause resolved first.
- Who buys the paint?
- We normally include paint and standard painting materials in the written quote once the color, brand and finish are confirmed. If you already own the exact paint you want used, tell us and we'll quote accordingly.
- Do you paint trim and doors?
- Yes, when they're included in the agreed scope. Trim and doors are slower per square foot than walls because of the cutting in and drying, so tell us up front if you want them covered.
- Do you paint ceilings?
- Yes, when the ceiling is part of the quoted scope. Textured and previously stained ceilings can need extra prep or priming, so mention the condition in the request.
- How many coats will I need?
- It depends on the existing color, the new color, the surface and the paint. Similar shades over sound paint often need one; big color or sheen changes, patched areas and bold colors commonly need two or more. We agree it before starting.
- Can you paint over water stains?
- Only after the source of the water is fixed and the material is fully dry. Even then a stain-blocking primer is usually needed, and badly damaged material may need repair or replacement rather than paint.
- Do I need to move furniture?
- Clearing small items, valuables and anything fragile ahead of time makes the visit faster. We can move and cover larger pieces within the room where it's safe to do so — mention heavy or delicate items in your request.
- How long does a room take?
- It varies. Prep condition, room size, number of coats, whether trim and ceilings are included, and drying time all change the answer. We'll give you a realistic window with the quote rather than a fixed promise.
